Step-by-step instructions to connect Airbnb with Aloha Pro.

⚠️ Make sure you are logged into the correct Airbnb account before attempting to connect it.

  1. Navigate to Channel Manager, select Channels, and click the "Create" button.

    • Channel: Choose "Airbnb".

    • Title: Enter a name or note about the connection.

    • Select the same currency you have set in your Airbnb account.

  2. Once all required fields are completed, click "Connect to Airbnb." This will redirect you to Airbnb to allow the connection with Channex.

⚠️ If there is another Channel Manager or Property Management System (PMS) already connected to Airbnb, the connection will not complete. You must disconnect any previous connections before attempting to connect Aloha Pro.


Connection Errors

If you encounter issues connecting, they are typically due to:

  • Another Channel Manager is connected: This error will usually appear at the top of the screen. Go to settings, then privacy options, to disconnect the old Channel Manager.

  • Missing host information: This may block the connection if your account lacks verified email addresses or other required details. Usually, the issue will be specified.

If you need assistance connecting, please record a video or take screenshots of the error before reaching out, as the problem is typically on Airbnb's end.


Mapping Airbnb Listings

  1. Once the connection is active, click the Mapping tab at the top to see the list of listings.

  2. Each listing will appear as "Unmapped." Click on it to start mapping.

  3. In the dropdown menu, select which room and rate plan to map the listing to.

    • Important: If you have different prices based on the number of guests, map the rate plan for the lowest occupancy (e.g., 1 person). You can configure additional charges for extra guests later.

  4. After completing the mapping, click Save.

You can edit the mapped listings to ensure the configuration is correct.


Listings

If any rooms remain unpublished after mapping, follow these steps:

  1. Go to the Listings menu.

  2. Select Actions 🔽 and change the status from Unpublished to Published.

  3. Check the Pricing Configuration under Actions 🔽:

    • Configure each value, such as extra guest charges, cleaning fees, pet fees, guest commission, etc.

    • These settings will no longer be editable in Airbnb and must be configured here.


Key Pricing Settings

  • Currency: Select the currency of your listing.

  • Default Daily Price: Set the default price per night.

  • Default Weekend Price: Set the default weekend price per night.

  • Monthly Stay Discount: Discount for stays of 1 month.

  • Weekly Stay Discount: Discount for stays of 1 week.

  • Extra Guest Price: Additional charge per guest beyond the included number.

  • Included Guests: Number of guests included in the nightly price.

  • Security Deposit: Amount Airbnb holds as a deposit.

  • Cleaning Fee: Cleaning charge added to the final bill.


Availability Settings

  • Number of Days in Advance: Set how far in advance the listing will be available.

  • Number of Hours in Advance: Minimum hours required to accept bookings to avoid last-minute reservations.

  • Preparation Time: Time needed before accepting a new guest.

  • Maximum Nights: Maximum length of stay.

  • Minimum Nights: Minimum length of stay.

⚠️ These settings will be overridden by Aloha Pro restrictions such as CTA (Closed to Arrival) and CTD (Closed to Departure).


Final Configuration: IMPORTANT

After completing the above steps, save your changes. Then, activate the channel by selecting Actions 🔽 and choosing Activate.

Once the setup is complete, perform the following actions only once:

  1. Full Sync: Select Actions 🔽, choose Full Sync, and click OK.

  2. Extract Future Reservations: Select Actions 🔽, choose Extract Future Reservations, and click OK.

Your channel is now fully synced and ready to use.
